Spring is the most popular time of year to sell a home. Thinking of selling your home? Here are a few tips for getting it ready to sell this spring.

Take care of any repairs that need to be taken care of. It is worth the time invested in fixing that leaky faucet or patching holes in the wall. Freshen up some rooms with a new coat of paint. Take care of any squeaky hinges on doors.

Don’t forget curb appeal! The outside of your home is the first thing that people see. And the exterior of your home is the first of the listing photos seen online. Weed the flowerbeds, plant some flowers and add some mulch. Change any out of date lighting fixtures. Add some accent lights. Rake up old leaves or grass clippings. Power wash the deck and sidewalk. Clear out rain gutters.

Clean out and organize your garage and any sheds or outbuildings you have on the property.

Make sure all necessary paperwork is in order—tax bills, permits from past renovation work on the home, home warranty documentations, utility bills and land surveys. Also, know what the mortgage payoff amount is.

Do a deep clean. Dust off baseboards. Clean windows and screens. Clean light fixtures, carpets and floors. Wipe down doors, cabinets. etc.  Go through your closets and cabinets and organize them. Donate unwanted items and things you no longer use. Decluttering now will help you in the long run especially when it’s time to pack to move to your new home. Once clean, keep it maintained.

“Un-personalize” your home. It is recommended that you go through your home and look at it through the eyes of a potential buyer. As much as you might want some of your personal photos or personalized wall hangings out on display, putting those away will help a buyer to visualize their life in your home. Pack up personal photos, memorabilia, etc. Make the home as neutral as possible. Then add pops of color around the home by using accessories such as pillows or artwork.

And remember to contact us if you are in the market to sell your home or purchase a new one! We would love to help you find the perfect home and the right buyer for yours!
